Preparation for an Informal Hearing

DO YOUR HOMEWORK BEFORE MAKING AN APPOINTMENT!

Your assessment should be the market value of your property. MARKET VALUE IS TYPICALLY WHAT YOUR HOME WOULD SELL FOR. You may discover that your assessment is within an acceptable range of your market value.

REVIEW REAL ESTATE LISTINGS AND RECENT SALES

  • Select properties of similar style: Ranch (single story), Colonial (2 story), Cape Cod, etc.
  • Select properties of similar size (square footage)
  • Select properties of similar age
  • Select properties with similar amenities or improvements such as garages, decks, basements, or in-ground pools.
  • Select properties in near-by neighborhoods

PROPERTIES WHICH DO NOT MEET THESE CRITERIA SHOULD NOT BE CHOSEN

IT IS IMPORTANT TO KEEP IN MIND PROPERTIES YOU CHOOSE MUST BE RECENT SALES OR LISTINGS. MARKET VALUE IS BASED ON HOMES THAT HAVE SOLD.

The following locations will have available the new assessments and examples of recent sales activity:

In addition, should you have the following types of reports, they may be useable as long as they are current:

  • Professional appraisal
  • Comparative Market Analysis by a real estate professional
  • Town of Greece Property Review Application  

    Should your data indicate your assessment may be high, please make an appointment for the informal hearing. THE ASSESSMENT OFFICE WANTS YOUR ASSESSMENT TO BE FAIR AND EQUITABLE.

At the informal hearing, you will have the opportunity to summarize information on your property provide information we may not have and show recent sales data. Time is limited for each individual, so we ask that you please be prepared and be as brief as possible. (Download Property Review Forms).
